| It is difficult to guarantee a specific amount
of time that a particular closing will take as the timing depends
on many factors outside the control of the escrow company. For example,
the length of the closing process depends on: how fast the resort
provides the estoppel letter, how fast the title company provides
title information (when a policy is requested), how quickly buyers
and sellers respond to requests for additional information, how quickly
the parties sign, notarize and return documents and how quickly the
purchase funds clear the bank. With this in mind, it can be generalized
that most closings occur in a range of 45-60 days, though some are
quicker and some are slower. |

What happens next:

We gather information: |

One of our closing agents will contact you
to request any missing information. |
| |

If you have requested that we obtain the
prior deed for your timeshare, we research and obtain the
deed. |
| |
|
  |
We obtain an estoppel letter from the resort
specifying the status of maintenance fees and various other
facts related to the timeshare. |

  |
If you have requested a title insurance policy,
we order a title search. |

2: |
We prepare the closing documents. |
| |
|
| Step 3: |
Our staff attorney reviews the closing package. |
| |

| Step
4: |
The closing package is mailed to Buyer and Seller
for signature. |
| |

| Step
5: |
All signed closing documents are returned to us
together with the balance of the purchase price from Buyer. Closing
documents are reviewed for completeness of signatures. |

6: |
The purchase funds are placed into a separate escrow
account pending closing and disbursement. |

7: |
Upon clearance of funds, our staff attorney reviews
closing documents and authorizes disbursement of funds and recording
of deed. |

Deed is sent to county clerk for recording and
funds are disbursed to Seller. |

9: |
Upon return of recorded deed from recording clerk,
we send notification of transfer and copy of recorded deed to resort.
Original deed and title policy (if ordered) sent to Buyer. |

In most cases the closing process will take approximately 60 days. The
recorded deed is normally returned to the Buyer within 30 days after closing.
Where a title insurance policy has been requested, closing may require
additional time for completion.
